Futon frame is real Oak and in EXCELLENT condition. armrests open up for storage of things like remotes. both ends of the frame have storage for things like magazines as well. futon can be adjusted to turn into a bed for guests as well. is about 4 yrs old. 2 mattresses included. one is in very good condition. the other is so so. both are black. also included is a futon mattress cover which is in EXCELLENT condition and in a very nice and open white and green plaid pattern I will NOT deliver. I will help you load it though. available to show it on a pretty flexible schedule. Email me with a proposed time.
